Yarmouth, Maine is located 11 miles northeast of Portland and offers some of the most enjoyable and beautiful city parks and boating in Southern Maine. The Cousins River separates a portion of Yarmouth from Freeport and the Royal River flows through the center of the town.

Quintessential New England

Yarmouth, MaineYarmouth is exactly how you picture a quaint New England town to be. With a population of 9,000 residents and an area covering 18 square miles, it maintains a village atmosphere. It's downtown area is highlighted by grand Victorian style homes, small boutiques, and a selection of unique shops and local businesses.

Close to the village you will also find quiet residential neighborhoods and recreational opportunities provided by the Royal River, Cousins River, and Casco Bay.

The Royal River Park runs alongside the town's Royal River, offering a scenic setting for residents in Yarmouth's downtown area. Travel along walkways to picnic areas and to an outdoor concert pavilion. The area offers bicyclists and pedestrians a scenic route to and from the town's commerce center. Yarmouth is sought out by many families who have chosen a small town lifestyle while at the same time enjoying the fine restaurants, theaters, boating, and shops in the Greater Portland area.  

Educational Excellence

The Yarmouth schools system is one of the best in the state of Maine and has been recognized nationally for outstanding performance. Expenditures per student are some of the highest in the area at $4,404 and the student/teacher ratio is 11.6. boasts one of the best high schools in the country. Yarmouth High School was classified "Gold" in 2012 by US News & World Reports and #3 in the state.  Yarmouth is also the home of North Yarmouth Academy, a private college preparatory school.

Real Estate Sales

Following five consecutive years of sales growth, Yarmouth experienced a slight setback as  114 single family homes were sold, representing a decline of 6.6%.  This compared unfavorably with sales gains recorded state wide and for Cumberland County.  Nonetheless, this was still the second highest sales year on record.

 All housing data has been compiled from research by Maine Home Connection using information from the Maine Real Estate Information System (MREIS) 

Like much of the Greater Portland area, the median selling price in Yarmouth improved in 2016, rising to record level of $414,750.  Constrained inventory has some impact on this 5.1% increase, as buyers moved to purchase properties as soon as they became available, as homes sold (DOM) in 22 days.

In 2016 there were 40 sales priced above $500,000 compared to 40 in 2015, representing the second consecutive year of growth in this segment. The median price was essentially unchanged at $600,000. Sales of homes priced over $1,000,000 doubled from four to eight in 2016.

The segment of homes priced between $200,000 - $400,000 dropped from 50.4% of the total sales mix in 2015 to 45.6% in 2016.  The median price in this category was $277,500 and time on market was only 8 days – nearly half the time required for the overall Yarmouth market.
Condo sales are an important component of the Yarmouth market, yet sales dropped from 33 in 2015 to only 19 in 2016, reflecting an overall shortage in inventory.  Those that did sell were priced at 3.3% of the original list price.
