Maine's lakes are scatter throughout the state.  One of the biggest and most populated year round is Sebago Lake, only 40 minutes from Portland. Others include Belgrade, Rangley, Great Pond and Moosehead.  However, there are nearly 6,000 that are larger than 1 acre and many of them include both season and permanent residences.

Belgrade LakeWhen it comes to Maine lakefront real estate, although it is not always prudent to generalize, properties tend to be less expensive the farther up the Maine coastline you go and the farther inland you go.

With more and more people, both in state and out-of-state willing to pay a premium for coastal or lakefront real estate, values seem to be steadily increasing, as you can see in our report on Historical Homes Sales. Even during the 2008/2009 real estate decline period, waterfront homes have maintained their value.

PEARLLakes of Maine (previously known as PEARL) is supported through a collaboration of research, management, and citizen-volunteer organizations, and is a superb example of cooperative stewardship. It is a searchable data base for Maine lakes initially created in collaboration between the University of Maine and the Maine Department of Environmental Protection (DEP). You can access just about anything there is to know about any given lake or watershed.  Size, depth, location, fish species, plants are all available. The Knowledge Base includes the most current articles and scientific data.

This resource will not only provide environmental information, but will be a place where you can search specific lakes by name and their exact location using interactive maps and tools.

What is considered a shoreland in Maine is important when you are thinking about long-term options for your property.

Footer-BirdAll land within 250 feet of the highwater line of any pond over 10 acres, any river that drains at least 25 square miles and all tidal water and saltwater marshes
  
Footer-BirdAll land with 250 feet of a freshwater wetland over 10 acres.
  
Footer-BirdAll land within 75 feet of streams that are outlet of great ponds or streams below the confluence of 2 perennial streams.
