Freeport sits on the north shore of beautiful Casco Bay, topping the ‘southern Maine’ map. Although it is well known for its outlet shopping, there is so much more to Freeport!  A large trail system allows for wonderful day hikes that run the gamut from easy to more challenging. Freeport has a very involved community and is dedicated to keeping the town on good terms with the earth!

Harraseeket InnWith October hayrides, a fall festival, pumpkin picking, camping, kayaking, and wedding hosting, Wolfe’s Neck Farm is a place to visit any time of year. A working farm, Wolfe’s Neck has many volunteer opportunities as well.

Winslow Park in South Freeport is a fabulous place to spend the day. A swimming beach - perfect for little ones - picnic tables, playground, and walking trails are all available to anyone. A small fee to get in and park is all it takes. But be sure to check the tide before you come. The beach becomes clam flats at low tide! Of course, if clamming is your thing.

Although technically in Pownal, Bradbury mountain, also open all year round, is just over the border. A great place to mountain bike, snowshoe, hike, or have a very pleasant picnic, Bradbury Mountain ticks off all the boxes!

Freeport Real Estate

Following five years of annual growth, Freeport single family home sales declined in 2016.  Total unit sales of 126 represented a decrease of 5.3% - yet was still the second highest sales level on record.

Many choose Freeport due to its proximity and easy access to the ocean.  In 2016, sales that included waterfront (ocean, bay, harbor or cove) totaled 13, at a median price of $624,000.  This compared favorably with 2015 when nine such properties were sold at a median price of $525,000.  As it true in nearly all oceanfront communities, pricing proved to be extremely unpredictable.  In 2016 the discount from list price for waterfront properties was just over 10%. Of course, the mix and location of these properties available for sale in any given year is quite variable.

Since 2005 the median selling price in Freeport has been very volatile. It has ranged from a low of $275,000 in 2009 to the record high achieved in 2014 of $350,000.  In 2016 Freeport was one of the few communities in Cumberland County that experienced a decline in median selling price.  The year end result of $339,950 represented a decrease of 6.4%.

In both 2016 and 2015 there were 53 sales above $500,000. Pricing in 2016 was considerably higher at $652,450 versus $567,500 the previous years.  Interestingly, in the last two years there were also 53 sales in the in the price category of $250,000 to $400,000.  The median time to sell (DOM) these properties was only nine days and approached 96% of the initial list price – reflecting the overall shortage of inventory and strength in the market.  Homes priced in the segment below $250,000 declined 20.  In 2016 there were four homes sold that exceeded $1,000,000 versus two in 2015. The median price in 2016 was an impressive $1,600,000  versus $1,068,750.
